Tax Assessment Stress? Here’s How to Protest Your Taxes.

Stressed about your tax assessment?

Welcome to tax assessment season in Monroe County!  Despite falling market values, our assessments seem to be on the rise.   This time of year brings bad news to many in the form of that little letter in your mail box.  Use the link below to obtain the Non-Farm Property Assessment Complaint form- this is what you’ll need to file your protest.  THE DEADLINE TO FILE YOUR PROTEST IS MARCH 17TH, 2011!

The steps involved to protest your taxes are fairly simple, and the documentation you’ll need is pretty easy to obtain. 

Information to gather:

1.  Property Information (Including Property Information Card from the courthouse- you can obtain it from this link: http://www.monroecountyil.org/documentcenterii.aspx)

2.  Reason for your dispute (cheaper comparable properties in your area, recent purchase, appraisal, incorrect description, etc)

3.  Previous Year’s tax assessment and current year’s

4.  Recent Purchase Information if applicable (the assessors office will accept PTAX-203, Real Esate Transfer Declaration, Deed, or Contract for Purchase

5.  Assessment Value for Comparable Property Information (property record card for similar neighboring properties- can also be obtained from County’s Website).

6.  An appraisal performed by a licensed Real Estate Appraiser.

7.  3 recent sales (MUST included property record cards).

8.  Photographs depicting things that detract from value.
